I’ve taken a tried a true approach and flipped it on its head by adapting it to the way a modern consumer shops for a home in today’s market (not 1985’s). In doing so I’ve been able to create a process that drives results.
The successful sale of your home is dependent on three things. The price, the content and the audience. If your listing is lacking in any of these three categories there is a good chance that your home is going to sit on the market, or worse, receive less than fair market value in an offer.

The trouble is, home owners often think their home is worth more than it really is, most Realtors rely on generic 3rd parties to create their marketing content (which results in it looking just like every other listing) and then they don’t follow a strategy to ensure your listing is put in front of the right audience. This is a recipe for average results at best.

  • Detailed Home Evaluation
    My market evaluation is a 30+ page detailed document that provides more information that you’d likely expect. You will get the comps, current market data, my opinions on the market and recommended pricing strategies to help you accomplish a variety of real estate goals. The entire purpose is to give you all of the relevant information to make the best decision possible.

  • A Deep Understanding of Your Home
    This is absolutely crucial. When I choose to take on a listing I don’t just measure the rooms and snap a few photos. I aim to learn everything I can about your home. Every detail you can share and that I can research is recorded and utilized. This is a massive advantage for marketing as well as negotiations.

  • Spectacular Marketing
    I have often framed my listing photos as gifts for my clients. They are that good. As a practicing photographer with over 15 years experience in capturing breathtaking photos you can be sure that the imagery representing your home will be the absolute best. As often as possible I like to think outside the box with the photography. As a licensed drone pilot you can bet that your listing comes standard with high resolution ariel photography as well.

  • The Hosted Video Tour
    A major differentiator, this one piece of marketing has single handedly sold properties for my clients. Far different from every other agent I bring the showing to the buyers instead of waiting for them to come to us. This high quality tour of your home shows it in the best light. Unique and entertaining this content, on average, receives over 8,000 views over the course of a listing with luxury homes receiving even more reaching view counts as high as 15,400.

  • The Showing Experience
    Other realtors are also going to bring their clients and show them your home and when they do I want to make sure their experience is a premium one. When they arrive in your home, they will find quality printed collateral that provides all the information they’re looking for. Notepads, pencils, tape measures and hand sanitizer will also be available for their convenience. If you have a pet in the home, signage with photos will be there to educate them. This is all self contained on a small table that I provide so that my materials don’t interfere with your day to day spaces.

  • Guided Showings
    For some properties I want to have a little more control over the showings and the ability to ensure that the details of your home are properly conveyed. In these instances I will attend every showing, (even those completed by other Realtors) and take the prospective buyer and their agent on a tour of the home, highlighting the features other agents may overlook. From there they will have time to explore the home on their own. Remember, I’m in the business of selling homes.

    When it comes time to deal with an offer, you can bet that the only thing I’m concerned about is getting you the best deal possible for your home. All of the preparation and knowledge that I take in when bringing a listing to market is in an effort to provide as much leverage as possible for negotiations.     Even after we’ve secured a deal for your home, my work is far from over. I will ensure that all of the necessary paperwork is completed and submitted properly. My wife Claire, son Nicholas and daughter Kaitlyn keep me on the edge of my seat everyday. Watching my kids grow into the people they are becoming brings me a joy like I have never known before. It pushes me each day to work harder and reach further, to set the example that you can have anything you want, if you’re willing to work for it.
